For Real Estate Brokerages, Agents & Trophy Listings
Custom-built websites for the three form factors real estate actually needs: brokerage sites that replace WordPress, agent and team sites that read as trusted local operators, and single-listing vanity domains for trophy properties. One shop, all three. MaxxCity Realty and 211 Beachside Drive are both live in our current portfolio. 100/100 mobile PSI on Accessibility, SEO, and Best Practices.
The Problem
Two extra transactions a year pays for a website many times over. But most real estate sites fall into one of two traps. Brokerages inherit a WordPress build weighed down by plugins and a bloated MLS widget. Individual listings, even at the top of the price sheet, get pinned to a generic slug page on a brokerage template that flattens every property into the same conversation. Buyers and sellers move on to the name whose site does the work.
Here is what is sending clients to the agent down the street:
No proof you actually close deals
Buyers and sellers want evidence. If your site does not show recently sold work, days-on-market, and real property stories, you lose to the site that does. This is the single biggest trust gap in the category, and it is bigger at the top of the price sheet than it is at the bottom.
A template that carries compliance liability across every agent it serves
Stock real estate templates ship the same headshots, neighborhood descriptions, and marketing language across every agent on the platform. One steering-language slip in the template is a Fair Housing exposure replicated across every user of it. And most brokerages inherit that exposure from an IDX or MLS-provided template without ever reviewing it. Fair Housing violations are not only a ranking penalty. They are a legal-risk vector your brokerage did not consciously accept.
A trophy listing pinned to a generic brokerage slug page
A $5M or $20M home gets the same detail-page template as an entry-level condo. Photo grid, brokerage nav, the same booking widget every other listing uses. At that price tier, the presentation is the pitch. And the pitch is not being made.
Every lost minute after inquiry is a lost deal
Buyers and sellers who reach out expect a response inside the hour. If your intake drops an email into a shared inbox and waits for the agent on duty to see it in the morning, they have already called the next agent on the search results page. In this category, response speed is the sales pitch.
Invisible for the searches that actually convert
"Realtor near me" and "[neighborhood] homes for sale" send the highest-intent traffic in the category. Without hyperlocal neighborhood pages, market reports, and community context, you are paying Zillow and portal ads for buyers you could earn organically. MaxxCity Realty owns editorial neighborhood pages for every community it serves (Cocoa Beach, Melbourne Beach, Stuart, Vero Beach) for exactly this reason.
What You Get
One system, three form factors: brokerage, agent or team, and single-listing vanity domain. Every piece built for real estate, sized to fit your book of business.
A professionally designed portfolio of your active and sold work: list price, sale price when appropriate, days on market, and property stories. The single strongest trust signal in real estate, and the one most brokerage templates bury.
Every neighborhood or barrier-island community you serve gets its own hand-written page: median price, price range, schools, and what it actually feels like to live there. A buyer researching a specific area lands on that area, not a generic city page. It is the pattern we shipped for MaxxCity Realty across the Florida communities the brokerage serves: Cocoa Beach, Melbourne Beach, Stuart, Vero Beach.
Live MLS search on your own domain (not a subdomain) using iHomefinder, IDX Broker, Realtyna, or a direct RESO Web API feed where your MLS supports it. We also build brokerage sites that skip IDX entirely when the listings are curated by hand and the buyer intent lives on the community pages, not a search box.
For flagship listings that deserve a bespoke presentation. An independent Cloudflare Worker on its own dot-com: editorial chaptered photography, ambient hero film via Cloudflare Stream, brochure-grade specifications, showing-request form, plumbed back into the brokerage's central inbox and shared photo CDN so operations stays in one place. 211 Beachside Drive at Orchid Island is the pattern live in our portfolio right now.
Separate paths for a buyer scheduling a showing and a seller requesting a valuation. Progressive, human, and connected straight to your CRM. No cold seven-field wall in front of a life-changing decision.
Rank for "[neighborhood] homes for sale," "realtor in [city]," and market-report searches. Own the organic results your competitors buy on portal ads.
Every page reviewed for steering language and protected-class references. Required disclosures (Equal Housing logo, brokerage name, license-holder identifiers where your state requires them) placed correctly. Alt text and semantic markup written to WCAG 2.1 AA, the de facto ADA Title III standard. We build to Florida FREC advertising rules for Florida brokerages, NAR Code of Ethics guidance for member firms, and your MLS's IDX attribution rules, reviewed at launch and re-reviewed on major copy changes. We work with brokerages nationwide; state advertising rules vary and we build to the specific rules of the state(s) your brokerage is licensed in.
How it works
We audit your current site for conversion gaps (weak proof, generic IDX template, missing neighborhood pages, slow mobile speed, no seller intake path), plus a Fair Housing, ADA, and (if you are in Florida) FREC advertising pass. You get a detailed report with estimated transaction impact. The Report Card lands in your inbox inside one business week of submission.
Custom-designed for the way buyers and sellers actually decide. Sold portfolio, editorial neighborhood pages, IDX where it fits, dual buyer/seller intake, and, for trophy listings, a standalone vanity-domain build that lives alongside the brokerage site and routes back into the central inbox. The full brokerage engagement goes live inside 28 days of confirmed MLS access (credentialing itself typically takes 1–3 weeks and runs in parallel); single-listing vanity sites for time-sensitive listings ship on the listing calendar.
Hosting, security, updates, new listing pushes, monthly market reports, neighborhood page additions, new vanity-domain listing sites as trophy properties come in. All included. Your monthly plan covers everything.

Get your free Report CardMatt at NovraScale is simply exceptional. I worked with Matt to develop and execute the go-to-market strategy for a multimillion-dollar luxury oceanfront estate, and the experience exceeded my expectations at every level. I’ve worked with a lot of technology and marketing professionals over the years, and Matt is truly one of the best. Five stars doesn’t really do the experience justice.
What we owe you
Every managed engagement ships with those commitments on page 1 of every proposal. No revenue promises we can't back up. Four things we control, four things we stake our fees on.
You own it from Day 1. Every buyer / seller lead captured, the IDX or listing-feed integration credentials, editorial photography and video with signed model releases, your neighborhood-guide content, MLS agreement identifiers, your domain and hosting. All transferred to your brokerage's accounts at launch. Your client data never sits in our vendor stack.
Late and we credit you. Live within 28 days of assets received, or $150 a day credits your invoices, capped at $1,500. We time real estate launches to avoid a listing-priced season if listings are coming to market. The clock pauses only for content or approvals you owe us, on the record in writing.

FAQ
Real estate website design runs $997 to $2,997/mo on a 12-month commitment, with no separate build fee and a one-time activation equal to one month. We publish three tiers: Starter ($997/mo) is the core system for a solo agent or small team without IDX or vanity-domain listings. Signature ($1,297/mo, full management) is the recommended standard for most brokerages: editorial neighborhood pages, curated listing showcase, dual buyer/seller intake, Fair Housing + ADA + state-advertising review, ongoing management. Platinum ($2,997/mo) is for businesses whose system connects to an outside data source, or that run more than three locations. Standalone single-listing vanity-domain sites for trophy listings are scoped per listing for brokerages under management, not sold off a rate card. For comparison, the rest of the market quotes a build separately from a monthly retainer, and the largest luxury-focused firms quote only after a sales call, so ask any vendor for an all-in year-one number in writing. Full breakdown at /pricing.
Not every real estate site needs IDX. A brokerage running curated listings, editorial neighborhood pages, and strong local SEO often converts better without a search box on the homepage. Buyers land on the neighborhood, not a filter. When IDX is the right call, we integrate iHomefinder, IDX Broker, Realtyna, or a direct RESO Web API feed on your own domain (not a subdomain), so the SEO stays with you.
Yes. Each luxury listing that warrants its own presentation gets a standalone site on its own vanity domain: editorial photography, brochure-grade specifications, ambient hero film, showing-request form. The site is independent, but it is plumbed back into the brokerage: shared photo CDN, central showing inbox, and a 301 from the brokerage's listing slug to the vanity URL. 211 Beachside Drive at Orchid Island is a current example.
Listings have a window. The vanity-domain build is a compressed scope (hero film, chaptered photography, brochure-grade specs, showing-request form, brokerage-inbox integration), and we design the process around your marketing calendar. Once photography is delivered and the base draft is approved, the site can go live inside the same listing week for most trophy properties, coordinated with your MLS entry and print collateral. The 90-day timeline in our guarantee is the outside window for a full brokerage engagement, not a single-listing site.
The Report Card is free: a conversion, SEO, and compliance-lens audit of your current site. Most real-estate operators read it and either self-implement or book a 20-minute call to talk about a build. If you want a deeper human review before booking a call, we offer a paid Discovery (a written 90-day plan with competitor teardown, hyperlocal keyword map, and a prioritized fix list), and 100% of the Discovery fee is credited against activation if you move forward within 60 days. Full pricing lives on the pricing page. There is no obligation to move forward, and the engagement itself is a twelve-month commitment with a performance exit if we stop delivering.
Compliance is a discipline, not a one-time review. Every page is reviewed at launch for steering language and protected-class references. Equal Housing logo, brokerage name, and license-holder identifiers (where your state requires them) are placed per the rules that apply to you. Alt text and semantic markup are written to WCAG 2.1 AA, the de facto ADA Title III standard. For Florida brokerages we review against FREC advertising rules; for NAR member firms, against the Code of Ethics guidance; and against your MLS's IDX attribution rules. We work with brokerages nationwide and build to the specific rules of the state(s) your brokerage is licensed in, and we re-review on major copy changes.
You own your content, your codebase, your domain, and your hosting account from Day 1. If you decide to move on, we hand off all assets, assist with migration for up to 14 days. The commitment runs twelve months, with a performance exit if we stop delivering. This is how MaxxCity Realty and 211 Beachside Drive are set up today.
